About our program
You're not renting — you own the home from day one. You're financing the purchase through us instead of a bank. You build equity with every payment, can make improvements, and have all the benefits of homeownership.
No. You have a fixed 15-year note at 10% (10.00% APR) with no balloon — simply make your payments and you own the home free and clear at the end. Refinancing into a traditional mortgage is always an option, never a requirement.
Yes. It's your home. You can paint, renovate, landscape — whatever you'd like. Just maintain the property value and follow local building codes.
You can sell anytime through a normal home sale process. You'll pay off your loan to Twelve22 Capital and keep any equity you've built.
Yes. We review credit as part of our underwriting process — but we're more flexible than traditional lenders and review applications on a case-by-case basis.
We don't have a strict minimum credit score. We look at your complete financial picture including income stability, payment history, and reasons for credit challenges.
It depends on your home price. For example, on a $180,000 home with 15% down ($27,000), the $153,000 note at 10% fixed (10.00% APR) is 180 monthly payments of about $1,644 in principal and interest, plus escrowed property taxes and insurance — about $1,970 all-in. This is an illustration, not an offer of credit; your actual rate and terms are confirmed in writing after your application is reviewed.
Yes — any time, with no balloon and no refinancing deadline. An early-payoff fee of 1% of your remaining balance applies. For example, a typical note paid off five years in carries a fee of roughly $1,300.
About lease to purchase
You pick a home, Twelve22 buys it, and you move in under a residential lease with a separate option to buy it. You earn credit toward the purchase with every on-time payment and buy the home when you're ready.
The option fee is 5% of the home's price, paid when you sign. It secures your right to buy the home, and the full amount is credited toward your purchase price when you buy. It's non-refundable: if you move out without buying, you lose the option fee and your on-time credits. You'll initial this in your agreement.
Every month you pay on time, you earn a credit of 0.15% of the home's price — about $278 a month on a $185,000 home. Your credits come off the purchase price when you buy. They have no cash value and are lost if you move out without buying.
Our cost (the price we paid plus closing costs) plus 2% if you buy within 6 months, 4% within 12 months, or 6% after that. The markup never goes above 6%, so you know the most you'll ever pay before you move in.
Get a mortgage from any lender, any time during your lease. If no lender can approve you by the end of your lease, Twelve22 may offer its own fixed 15-year owner financing once you have at least 36 on-time payments, with your option fee and credits counting toward the 15% down payment. That takes a separate written agreement and isn't guaranteed.
Your lease runs in 2-year terms, up to three terms (6 years), and your payment rises 3% each new term. Property taxes and homeowner's insurance are already included in it.
You do. You take care of repairs and maintenance, all utilities, landscaping, and renters insurance, just as you would as the owner of the home. Twelve22 pays property taxes and homeowner's insurance, which are included in your monthly payment.
If you have 15% down today, owner financing makes you the owner from day one with a fixed payment for 15 years. If you'd rather start with less upfront and buy later, lease to purchase gets you into the home now. We're happy to walk through both with you.

We're an Oklahoma LLC with transparent practices and clear contracts — a written contract for deed, a fixed fully amortizing note, and payments handled by a licensed servicer. The deed transfers to you at payoff. We succeed when you succeed.
We earn interest on the financing we provide (the spread between what banks charge us and what we charge you), and we benefit when property values appreciate. The model is completely transparent.
As the homeowner, you're responsible for maintenance and repairs — same as any homeowner. We recommend keeping a home emergency fund and considering a home warranty.
